PRE-CONSTRUCTION PLANNING

Zurich Homes

Securing a Homesite: Whether you already own a homesite or are in the market, we’re here to help. We will provide an onsite evaluation of your current property, help you select one of our exclusive homesites or find the perfect inventory homesite from one of the communities we serve.

Choosing a Home plan: Once you have located the perfect site for your new home, we guide you through our many unique designs until you find the best fit for your needs and wants. We can modify any of our existing plans or even create an original design with our in-house architectural designer.

Personalizing Your Plan: We will define all the details room by room, from custom built-ins, closets, cabinets, flooring, trim, countertops and appliances, always discussing whatever special considerations you have along the way. At that point, we will be able to cost out your new home and present you with a construction proposal.

Construction Contract: The construction contract is made up of your home’s architectural drawings, cabinet drawings, detail sheets, building specifications as well as the budgets for any items, such as lighting, that may be set on an allowance. The contract will define a fixed contract price that will not change unless you decide to change or upgrade. The contract also sets a completion date for your new home (typically 6 months or less).

Financing: If you are considering a construction loan for your home, we can assist you in selecting a local mortgage lender. Your lender will then be able to convert your construction loan to a mortgage once construction is completed.

Exterior Selections: You will meet with our Architectural Designer and Interior Designer to select your exterior colors (this meeting can often be combined with the interior selections meeting).

Interior Selections: Additionally, you will have the pleasure of working with our Interior Designer to select your interior finishes (Cabinets, Granite, Faucets, Etc.) at our Design Center.

Community Architectural Plan Approval: Each community has a design review and approval process. Once the plans have been submitted and approved, we will be ready to start building.

   

CONSTRUCTION PHASE

Construction Start Meeting: At this on-site meeting, your Project Manager will answer any questions you have related to the beginning construction. If your lot is wooded, we will also take this meeting as an opportunity to mark the trees you would like preserved during construction.

Pre-Drywall Meeting: At this point, you will have the opportunity to see your home framed with the windows and doors set. Your Project Manager will give you a tour of your home and review the layout of all electrical outlets and switches, as well as any low-voltage installations, such as audio, security, phone and TV.

Progress Updates: You will receive weekly progress updates from your Project Manager through the entire building process. This can come in the form of a call to answer any questions that you may have concerning that week’s progress or, if you live out of town, a progress email with pictures of the work as it is being completed.

Homeowner Orientation Walk: At this point, your home will be complete and cleaned inside and out. Your Project Manager will perform a demonstration of your home’s features and conduct a comprehensive review. Any items that need to be corrected are added to a punch-list for follow-up.

   

CLOSING AND WARRANTY

Closing and Move-in: It is finally time to move into your new custom home! Closing typically takes place one week after your Homeowner Orientation Walk, after any punch-list items have been corrected. Your Project Manager will meet with you at your home to review warranty procedures and to confirm that all items have been completed. The keys are all yours and you can begin enjoying your new Zurich Home!

Warranty Period: One of our hallmarks at Zurich Homes is our commitment to continuous, long-term customer service and support. Should any items arise after move-in that need prompt attention, we are still here to help. Additionally, we will conduct a thorough one-year warranty review and address any items that need our attention.
